The Squirrels site at The Horseshoe in Banstead is approximately 0.56 ha and is owned by Surrey County Council. The part of the site being developed for these proposals sits at the junction between The Horseshoe and Bolters Lane

To the north of the site is mainly open space, and to the east and south are primarily two storey residential properties. The site to the east is being developed by Surrey County Council as Extra Care accommodation.

The site is located in a residential area of Banstead close to the A217 and is a 5-minute walk away from the town centre and High Street.
